Review financial status of Association, including budget and make recommendations. Review Accounts Payable and Receivable to suggest immediate steps to improve. Set up billing and collection system and implement an efficient and strict collection policy. Establish bank accounts. Maintain complete set of accounts' records (General Ledger, Cash Receipts and Disbursement Journals). Pay all bills of the Association with procedure approved by the Board of Directors. Monthly financial reports with delinquency listings. Prepare annual Budget. FEDERALLY LICENSED TAX SPECIALIST.....PORTFOLIO AND ONSITE LICENSED COMMUNITY ASSOCIATION MANAGERS AVAILABLE.
Enforce Rules and Regulations. Review Insurance and obtain proposals for comparison. Review property for violations and make recommendations to Board of Directors. Obtain bids and proposals for major work. Assure contracts and agreements between Association and subcontractors are in accordance with terms. Attend Board of Directors' meetings for presentation of financial and operational review. Provide 24 hour service for emergencies 365 days per year. Recommend or supervise and work with your Association's existing Landscape, pool and maintenance specialists. Maintain an up-to-date listing of unit owners. Promptly investigate accidents or claims for damage. Assist and coordinate screening process. Establish and enforce a policy for collecting delinquent accounts. Uniformed, English speaking janitorial personnel are available according to a schedule determined by your Board of Directors.
